    What's a basement ADU?

    A basement ADU is an existing lower level finished as a self-contained living unit. A legal unit needs a kitchen or kitchenette, bathroom, sleeping space, safe entry, and a layout that lets the occupant live independently from the main household. Many Northern Virginia homes already have square footage that can be adapted, especially walkout and daylight basements.

    Because the foundation, roof, and exterior walls already exist, basement conversions are often the most cost-efficient ADU path. The design still has to solve light, ceiling height, egress, moisture, sound separation, HVAC comfort, plumbing, and the relationship between the main home and the new unit.

    Critical code requirements

    Egress is non-negotiable. Any sleeping room needs safe emergency escape through a code-compliant window, door, or walkout condition. If the basement is fully underground, cutting a new egress window and well can be one of the largest scope items.

    Minimum ceiling height is typically around 7 feet, and low beams, ducts, or old framing can complicate the layout. Moisture mitigation is essential before finishes are installed. A separate HVAC zone is strongly recommended for comfort, and a proper plumbing waste lift may be needed if new fixtures sit below the sewer line.
